Executive summary: Due to the nature of the industry, real estate professionals can find themselves in vulnerable and potentially dangerous situations during any given work day. Part of the job is to show homes alone, often times in isolated areas, to people who they know little to nothing about. Helping people find their dream homes can turn out to be a nightmare scenario for the men and women of the real estate community. The purpose of this document is to analyze the current situation of the real estate industry. The market appears to be increasingly driving agents to have a faster and more detailed response to customer needs, even when those needs carry, and sometimes escalate, the inherent risks of the profession. Our aim is to analyze the current conditions of the real estate industry regarding the performance and use of safety procedures among agencies and their agents. Real estate is a progressively dynamic market, with the growing trend in customer demands being more comprehensive information in less time. Although great for customer service purposes, this rapid pace can distract agents from what should always be the main priority: safety. Today, industry expertise and well-refined business procedures are not enough. The 2015 safety report from the National Association of Realtors® found that although 96% of Realtors® have never been a victim of crime, an astounding 40% have found themselves in situations where they have feared for their safety, or the safety of their personal information. Participants of the survey were asked to answer questions concerning the safety conditions of the real estate industry, and to evaluate preparation of agents and brokerages to overcome threatening situations on the job. Respondents named the most common circumstances that resulted in fearful situations to be open houses, showing vacant and model homes, working with properties that were unlocked or unsecured, and showing homes in remote areas. Agents meet almost half of their prospective clients with having little or no previous contact. This creates an immense potential threat when meeting in an isolated location. That said, the most rapidly increasing real estate market areas are suburban and rural zones. Furthermore, the highest population of real estate professionals is comprised of women who work alone.
