1.0 Main procurement issues and Project success standards The prime Main investment for DeMere Group in the Sri Lanka needs investigating a number of key features before investigating the principal procurement problems for their upcoming projects as shown below: The extended view of the group in Sri Lanka is to build five-star hotels; three hotels are in the immediate future and last two are planned for long-term. Assumption made for project locations as the first hotel is located in Kandy (Project 1). Second (Project 2) and third (Project 3) hotels are located in Colombo and last two (Project 4 and 5) will be in Galle, with the total budget 50 million US dollar for each project. This hotel is placed in Kandy in the middle of a number of little villages as assumed. The closest infrastructure facilities like the electricity, drinking water, underground networks, drainage water and roads etc; from the location of the project are about five miles. From this aspect, to accomplish the client's demands of the project can be separated into two projects; Project 1-1 constructing the hotel, villas and the other facilities, and Project 1-2 constructing the infrastructures, to support the project during construction and later stage as well. In reverse, the usage of water, lighting, heating, laundry and the spa facilities have an important influence on the environment (Hsieh and Jeon, 2010, p. 4). 1.3 Sustainability Sustainable procurement systems produce kind of advantages to the host communities (Awodele et al, 2010, p. 4). Utilising the sustainability strategy directs to increase earnings, reduces the energy loss, promotes health and safety and also decreases all sorts of wastes (Bashir et al, 2010). The idea of the sustainable method is to allow a proper level of living for today's generation besides reflecting the next generations' requirements in terms of three basic aspects namely; "environmental protection, economic development, and cultural fairness" (Brundtland, 1987, mentioned in Hsieh and Jeon, 2010, p. 3). Accordingly, the company is ready to utilise some innovative concepts of Off-Site construction in producing some units of the new construction. It should be perceived that Project 1 must be opened by February 2019 which indicates the construction wants to speed with time to reach the completion
