Job Shadowing Experience

Within the leasing office, there are three employees (outside of maintenance). These three employees are Angie, Kendal, and Amy. Even though I did not get to see the dynamic with all three of them working together, I can tell that they make a great team. Individually, however, they each have their own responsibilities. Aside from duties that only property managers are responsible for, the team splits up various tasks that need to be completed. Angie is responsible for social media, asset management, and new construction (such as phase 2). Kendal is responsible for resident communication, delinquency, and renewals. Amy is still new, but she focuses her spare time on collections and renewals. I spoke with Angie about how the level of busyness at Legacy. This particular Saturday that I was there was very busy. Working here requires the ultimate multi-tasking abilities. Kendal and Angie have mastered these skills. Angie said that because of the quality of the property, they are hardly ever “slow.” Sometimes during the winter, things are not quite as busy. Angie and her team use those times to plan resident events for the summer. Angie said that if some preplanning does not get done in the winter, there would not be time to plan during the busy seasons of spring, summer, and fall. A typical day is split between both inside and outside. Prospective residents come into the office to begin the process, but often end up going outside in order to tour the model or other available apartment homes. Usually there are two, sometimes three, staff members in the office. The team works together, but as individuals. Sometimes the office is full and other times it is empty because everyone has gone out to show off the apartments. Angie, Kendal, and... ... middle of paper ... ...hat I had not considered before was which branch of housing/residential property management I wanted to go into. Angie asked me whether I would want to go into student, affordable, or conventional housing. This was something I had not put much though into. Since my time at Legacy, I have had some time to think about that question. I see value in all three branches and would like to spend some time within each of them to see where my passion truly lies. For now, I am leaning toward conventional housing. It is what I am most familiar with. I think that this course and this experience have been the perfect duo that has allowed me to get a glimpse of what residential property management is really like. Shadowing at Legacy gave me a unique perspective on residential property management; a perspective that I would only like to develop further as I dive into this industry.
