What are the benefits to "Rent to Own" real estate? What is "Rent to Own"? Who qualifies? How does it work? In my opinion, I have heard about this option in the home buyers' term and I believe you pay the land/ house payment per month to the owner until it is paid off. Sometimes you would have to pay the irrigation payments with it as well. As always, you would also pay for water, sewer, garbage, and other utilities, but this is not in the "Rent to Own" contract with the original owner. "Rent to Own" tends to be on the expensive side. But if you think about it, you're paying the same amount if you were buying it out right. Well I would have to get a real estate appraisal agent to do an appraisal on the property. Then from there, I would have to go find a real estate agent with the given appraisal amount and hire them to sell the place. Okay, so good so far right? Wrong. From there it is endless paperwork with them, the insurance agency, and the bank. Then I'd be going back and forth with bids. When that's not bad enough as is, I have to be packed up and ready to move out of there by a particular date, if the place actually sells. Which means I would have to buy another place, and move into it before then. Don't forget those utility bills I have cancel for that place. Next I have to wait until the new owners pays for the place. However, I would only get a percentage of the money, because I would have to pay the appraisal agent, and the real estate agent. If I didn't finish paying off my mortgage withthe bank, the contractors, the inspectors, and the land tax, I would have to pay that too. If I had paid off on it all before I sold it, the rest of the money would go to a very small down payment of $10,000 on the next property, that will require $30,000 - $40,000 up front.
