Building a Shopping Center on Private or Public Land in Saida
This project is about investing $5,000,000.00 in building a shopping center on a private or public land in Saida. The construction of the building is about two years. Our company will operate this project for ten years starting the day when the mall is entirely finished.
After ten years of operating the mall, the entire building will be transferred to the owners of the land and our company is expected to make a certain profit (as estimated in the income statement on page 4)
To do so, it is very essential to follow the marketing plan of this study and consider all the relevant analysis.
WHY SAIDA ?
Saida is the capital of the south, a highly populated city that can be easily accessed from Ghazieh, nabatieh, Sour and other areas. In addition, the port of Saida will be opened in the next couple of years, this will increase and facilitate all business activities in that region.
WHY A MALL ?
In Saida there are lots of shops on the streets. Therefore, to "go shopping" people should either drive or walk a long distance in order to find what they are looking for.
Building a mall would be a wise solution to the above mentioned problem since it will enable people to go shopping under one big roof and park in one location.
Description of the Mall
Land: 4000 m2
Building on : 2000 m2
The mall will be composed of 9 floors. The ground floor and the first floor are 2000 m2 each and the rest of the building is composed of 8 stories, 800 m2 each.
The Mall will contain
· Shops
· Movie theatres
· Restaurants (one floor will contain around 15 international restaurants)
· One health club
· One supermarket
· Offices
COMPETITION
In Saida, the market is not highly competitive especially for a new business that is unique in its products and services. A shopping center with the above mentioned units will not face any major competition.
S.W.O.T. Analysis
Strengths Weaknesses
The parent company cost to build a store would be $80,000 ($10,000 profit). The cost timeframe would be an $80,000 expense in the month that the store opened.
b. Sears Essentials was originally planned as stores in areas where there was no competition, but may be expanding into areas with high levels of competition
To fund this expansion I have anticipated using a certain amount of Cash and having to invest in more property. We have decided not to issue any more shares of common stock, as cash and possible long-term debt should be a sufficient enough source of funding. Break down will be as follows: Year 1 we will use 51 million in cash leaving a balance of 3,801, and invest an additional 10 million in property increasing Property Plant and equipment to 3,021
For Oliver’s Market among the five Competitive forces, pressures associated with the threat of new entrants into the market are the strongest one. Because Wal-Mart and Target had announced plans to develop regional supercenters in the Sonoma county region. They are strong candidates for entering the market, because they possess the res...
Increase cost of Eco-Friendly new building in Art District will be 150 million (“What we are about”, 2014).
Whenever we go out shopping or relaxing at malls, we actually don’t see or recognize any effects of malls as we mostly go there for these two reasons. Malls are an integral part in the lives of America. They are shopping centers that have created a lot of buzz in many writers. This is because we have more malls in America than high schools. Malls have received praises from people like James J. Farrell, Jon Pahl and George Lewis who view malls as not only shopping centers but also as places that provide a reflection of the American culture and serve as centers of pleasure and entertainment. In contrast, William Kowinski and David Gutterson criticize malls for just being an artificial environment that creates disorientation among American shoppers. In my opinion, malls are just magnificent commercial buildings that create a sense of false dreams and imagination.
Firstly, in assessing ourselves, we determined that our BATNA associated with $37 million. I comprised the cost of building a new plant ($25 million), loss of profits in 12 months ($12 million) and the cost of 90 day option to buy land ($0.5 million). A non-refundable expense of $10 million on buying the option for the land is considered the sunk cost. The maximum amount of money that our group could spend on this buying intention is $40 million. We decided that our target point would be $16 m...
The research question that I would like to ask about gentrification in small businesses are can small businesses survive in Fulton Mall? And is the process of gentrification a mass eviction?
“Marketing plan designs specific action programs that implement the desired strategy” (Walter & Dana, 2007,pp. 50). This marketing plan will look after the company’s vision, mission and values. Then, it will go on to the situation analysis where in it will discuss the competitiveness of the company among the others using the SWOT, PESTEL and Porter’s analysis. Next, it will move on to the objective of the company that will be presented and it will go on to the marketing mix strategies that need to be applied by the company in order to achieve the desired outcomes. Finally, it will present the budget to complete the effectiveness

Goss argues that developers and designers of the built environment, specifically shopping centers and malls, use the power of place and understanding the structural layout of the space to boost consumption of the retail profits. Shopping centers are separated from the downtown area of shopping either by distance and/or design. These establishments emerge for many to be the new heart and location for public and social life. In his article The "Magic of the Mall": An Analysis of Form, Function, and Meaning in the Contemporary Retail Built Environment, Goss also argues that the regulation of the spaces within the mall creates an atmosphere of "community" rather than one that is "public".
The exclusion of restaurants, supermarkets and grocery stores, drug stores and pharmacies, convenience stores, and certain areas within malls would make it more convenient for the
One of the most populated places at all times is the mall. That is why I decided to visit a local mall to observe various types of interactions in a public setting. Even though most people consider themselves to be almost invisible in a public place, they often are not. Most people go to the mall for a particular reason: shopping, food, walking, or anything else that may be related to the type of shops in the mall. That is why the type of people that visit, are just as eclectic, thus their interactions are that much more interesting to observe. The mall that I visited is comparatively new, with three stories altogether. The bottom one is mostly occupied by the food court, while the second and third host a movie theater and a children’s playground.
Shopping malls have become meeting places, similar to town halls in the old west. Malls are where people go to explore and experience everything retailers have to offer while indulging in their own personal sport of acquiring different products. The question of what malls bring to society has been questioned for years do they promote rapid consumerism or a life of luxury. Victor Gruen, the inventor of shopping malls, saw these centers as a source of community similar to his homeland in Europe. Most malls represent a safe and controlled nature of human development and leisure. In the following article, I will be discussing the security preventions that shopping malls of today provide. I will also be discussing the enhancements in structures
