Homebuying 101: An Affordable Challenge
For the past four weeks, Natalie Delsoin and 24 other Boston residents have been spending their Tuesday nights learning the ins and outs of affordable housing. Delsoin recently moved to Dorcester after a military stint in Germany, and she hopes to someday own a home. She plans on that day coming sooner rather than later. Delsoin’s biggest concern is her 2 year-old daughter.
“I need a single family home that is safe… and safe for my child,” she said.
The class’ instructor, Tanya Townshend, teaches 30 to 60 people in each of her homebuyers classes. Townshend works as an assistant property manager for Maloney Properties, a New England real estate chain that sponsors a number of sessions for homebuyers.
Townshend said “about 10% (of class attendants) seem to be ready to buy” after her four week seminar. The rest attend more classes or work on improving their credit rating before bidding on a home.
Boston is one of the tightest housing markets in the country. Many first-time homebuyers are looking for any advantage they can get in finding their first home. For many homebuyers, affordable housing is the only realistic option. However, affordable housing is limited and there are a number of obstacles for families seeking to go that route. To help with the process, the city of Boston and a handful of community development groups sponsor first-time homeowner courses and support programs for people interested in affordable housing.

For prospective first-time homeowners, a tight housing market and constantly changing neighborhoods make finding the right home a difficult choice. The market is full of wrong choices. Potential buyers like Natalie Delsoin and James Creed hold out hope when their lottery number is picked, there are still affordable housing options waiting for them. Creed says that regardless of when that time comes, the classes “make you go in with your eyes more wide open.”

In the essay “The Mansion: A Subprime Parable,” Michael Lewis unfolds the real face of the American dream. He talks about his own personal experience in his look out for a house and his struggle with the house he rented. Most Americans have bought houses they cannot afford. Banks offered loans, they have lent mortgages that many don't have enough financial resources to pay them back. Agents have falsely guaranteed that real estate prices will be in constant rise, they promised them that there will be no declination in prices.

Football is such a well-liked sport, favored by both men and women, ranging in all ages and with Subway using the face of these famous athletes it allow the consumers to think “we can be like him.” Although not directly on this specific ad, other ad’s include Subway Restaurants registered trademark which is Doctor’s Associates Inc. (DAI) which gives the idea that there’s “a team of health-conscious doctors” ("Are You Being Tricked By These Food Industry Marketing Tactics?” 5). When the audience sees the key word “Doctor” they give extra attention because Doctors are creditable. Another ethos that is not shown on this particular ad is the red American Heart Association (AHA) symbol with a check mark that indicates it is an AHA approved. Subway Restaurants partners with American College of Cardiologist (ACC) and sponsors healthy heart activities such as Jump Rope for Heart and Hoops programs for education. Communication encompasses a wide range of processes such as the exchange of information, listening, posing of questions (Fleischer et al., 2009) or use of body language. In a healthcare environment where there are constant interactions among nurses, doctors, patients and other health professionals, professional and effective communication is important in ensuring high quality healthcare standards and meeting the individual needs of patients.

Subway has just become the biggest fast food franchise in the United States. They advertise a healthy menu full of all natural ingredients. However a recent experiment by the Journal of Adolescent Health found people consume almost the same amount of calories at Subway as McDonalds (Lesser). Subway is not the only fast food advertising healthy options however. Despite the unhealthiness of fast food, these chains do offer some benefits. Natalie Stein,a writer for the live strong foundation, who focuses on weight loss and sports nutrition points out some crucial benefits of fast food. Stein acknowledges the convince of fast food in her article “What Are the Benefits of Fast Food?” She believes that having fast food restaurants on almost every corner is a good thing. ...re they do it correctly, it was the artist’s negligence and a waste of a fresh sandwich. Subway seems to be doing a fantastic job managing, but there is always room for improvement. There should be no returns as this greatly hinders the total productivity. There are minor tweaks that the management can make, but subway seems to have it down to a science. What it comes down to is the philosophy of which techniques to follow to help build the business. Over the past five years, Subway has had a consistent growth of revenue of about 2.3% a year. With the increase of raw material prices, and petroleum prices, costs have risen about 5-20%. As times get difficult with consumers, subway decided to absorb much of the increase in costs, and pass minimal hikes to the customers. Although they may be increasing in revenue, their profits are leveled off due to higher costs.
Flexibility seems to be the most heavily concentrated component for Subway restaurant which is followed by quality. Speed, cost and dependability are equally the same. The data was collected from primary research by asking Mr. Stuart House to distribute 20 points across the performance objectives. This information was used to construct a polar diagram of Subway as seen above (Appendix 3).
I have learned a lot about Personal Finance from taking this class, but there are three important concepts that I found particularly interesting as well as vital to my everyday life. The 1st major concept that I learn about from this class was the steps of home buying. I had a very broad understanding of how this process occurred because of hearing about the struggles and successes my parents experienced during the purchase of our most recent home. I learned that in order to buy a home, you need to get your assets in order and get approved for a mortgage. However, I did not understand the specifics of how this process happened and what I need to do in order to make this process a success. The outline of this process provided on page 261
Subway effectively competes with burger chains and others that are in the fast-casual segment of the market. Including healthier meals into its menu and giving much attention to obesity and diabetes have supported consumers' choice for Subway (Tarantino, 2005). However, Subway has not been satisfied thus far; instead, more intensified efforts have been made to improve business during the dinner hour. Additional menu options have also been added to answer competitors' trends and to place more focus on the children's segment.
