1. Introduction

The Construction industry is large, volatile, and requires tremendous capital outlays. Typically, the work offers low rates of return in relation to the amount of risk involved.

Delays on construction projects are a universal phenomenon. They are almost always accompanied by cost and time overruns. Construction project delays have a debilitating effect on parties (owner, contractor, and consultant) to a contract in terms of a growth in adversarial relationships, distrust, litigation, arbitration, cash-flow problems, and a general feeling of apprehension towards each other.

2. Problem Statement

Many construction projects have been facing various problems and delays of time are a major problem. The delay in the settlement of disputes has multiple effects such as this will give the detriment of the relationship between the owner and the contractor. In addition, it will also contribute to cost overruns and time. The most serious problem is that it sends the wrong signals to foreign investors that slow national progress. It is generally said that the contract language is considered difficult to understand and they are a major source of conflict.
