Operations Plant and Facilities The salon will be in a landmark building that keeps with the historic look and traditional feel of a Jacksonville, Oregon. Due to the financial downturn of the industrial real-estate market, Shear Essence would be able to purchase a building in the area desired, for a price of $625,000, located in Nunan Square Development, 690 G Street. One of five buildings in the commercial development of the Nunan Square, the building has the potential for professional offices or retail. Separated into four tenant spaces, two per floor, and each floor is approximately 2000 square feet. Owner will carry the mortgage loan, with acceptable offer, according to the Remax commercial real estate site (Estate, 2001-2014). The salon will be on the bottom floor and will occupy the entire 2000 square feet, the upstairs will be divided into two office spaces and rented out for $800.00 per month, lowering the mortgage payment to $645.00 per month. The building has its own parking lot and located close to downtown Jacksonville for convenience and easy access. See pictures1:1, 1:2, & 1:3 in the appendix. The ideal tenant for the upstairs area would be a daycare which would provide Shear Essence’s clientele with a service of having their children watched while they are receiving a haircut. A partnership agreement would be in the lease with the daycare owner to give the salon customers a discount on daycare services during the time that customers have an appointment, but only during their appointment. This will further provide clients with the relaxation that Shear Essence strives to offer clients.
