Many potential homeowners that plan to build a house are ignorant in the process from the ground up. There are mainly seven different steps that you need to go through in order to get the house that is suitable for the family’s needs. There is the prep-work, planning your budget, choosing your lot, picking a plan, making a checklist, negotiating a contract, and then the building process. It may seem as if it’s a piece of cake in order to build a house. Even though many people today expect architects and contractors to know what they want in order to build a house.

Key players will include a builder, an excavator, a surveyor and a home designer or an architect.”(Jackie Craven) Although you have a team that everyone suggests to you, you need to interview them first. With the group you choose you should ask them questions like: How long have you been working in the profession? What is your firm Design Philosophy? What are three major things that separate you from the other bidders? And what kind of fees would be applied to the production of the house? A major problem with some houses that get started and not finished is because the team that is hired has workers who only do their so called profession part-time or on the side. “The biggest difference between a professional and a layperson managing a construction project is that a professional spends about 80% of his time in the setup, the work done before a shovel hits the turf.” (Steps Involved in Building a House)

Upon renovating the quaint little house on the hill with my mom, my own feelings toward the house changed dramatically. Before the project took off, I hesitated to step foot inside the building. The odor and dim lighting made it difficult to envision a successful result, but once we finished I was tempted to move in myself. This is the goal. Taking on this second project, I’d do my best to make the house one I’d love to live in while not allowing myself to implement my personal style preferences. One of the most important aspect of building a home is finding the right home builder. It is imperative that you do your due diligence when looking for a builder. Check their credentials, local homebuilder associations, references, and previous projects. Find a builder that had previously built similar homes, styles, sizes, and price range that suits your needs and budget. The lender will scrutinize their credentials, their credit standings, financial situation, permits and licenses, as well as their track record for building similar homes.

When starting construction on a new building, there are plenty of things that can and will go wrong. You will start to lay out the plumbing and find that it clashes with a wall or beam that cannot be moved. To finish your project, you must take more time and more money to adjust to the new layout. Another scenario is the owners won’t let you start construction because they can’t see the end result or where the specific design implements that had asked for are located. It includes getting pre-qualified by a loan agent to determine the maximum dollar amount of mortgage you can truly afford (real important step in the process), seeking a realtor, searching for homes, making offers, hiring a title company, an appraiser, home inspector, termite company and opening and closing escrow and other various services that benefit both buyer and seller. Buying a home is a complex process and most consumers do not know where to start and lack the education in regards to it.
In design and build project, the contractor is responsible to do the design and develop it (Dorsey, 1999). The contractor may have their own in-house consultant or they can temporarily employ outside consultant for the purpose of executing the project.
Theoretically building can be planned in infinite detail and problems could usually be eliminated before construction commences, this is however not the case in practice. Builders on site often have to improvise and take unknown elements into consideration without consulting the designers. Experience in construction usually prevails and minor adjustments to the plan can be made with negligible consequence. This however can not be done in all circumstances and often attempts have costly results.

My husband and I had been looking at wood storage sheds for over a month before deciding on a do it yourself country gable design. We found the easy to read plans on the Internet and ordered the materials it required from the local building supply store. We had to get a permit from the zoning department, but that was fairly easy. My husband and his brother mixed concrete in an old wheelbarrow and poured the foundation slab. They were better at most of the heavy construction work, but I got the job of painting the shed. I painted it blue with white trim to match the house, and it looks wonderful.
