When working within the realm of real estate, flipping houses is one of the most lucrative projects one can undertake. The premise of this idea is buying a home in need of repair, renovating it, and selling it at its newly appraised value. In high school, I worked alongside my mother to renovate a home in our small town of Trinidad, Colorado. The invaluable lessons I learned throughout this business venture gave me insights into the inner workings of house flipping. What I gained from this experience will lead to better decision making if I choose to take on another project. With a $150,000 budget, the most important aspects to focus on in a renovation would include updating appliances, applying fresh paint, installing proper flooring, and revamping the exterior. Assuming that the home being foreclosed on costs $110,000, I would allocate $20,000 of my budget for renovation expenses. This leaves a $20,000 buffer to be used as an emergency fund.
First and foremost, it’s essential that the appliances are addressed. Appliances are the “age spots” of a house. As a result of planned obsolescence, products such as refrigerators and dishwashers are meant to be replaced every ten to fifteen years. This leads to the innovation of new ideas during product manufacturing. Upon renovating the quaint little house on the hill with my mom, my own feelings toward the house changed dramatically. Before the project took off, I hesitated to step foot inside the building. The odor and dim lighting made it difficult to envision a successful result, but once we finished I was tempted to move in myself. This is the goal. Living in an apartment building it’s like you have to share with other people and you can’t keep any noise because the people next to you or downstairs can hear you. Also you can’t have a barbeque or a party because there is no space to have it. When you live in an apartment building this view is high because you are sitting on the balcony of the 10th floor. Living in a house the view is nice and it’s right there because you can just step outside whenever you want. You can decorate it and if your house is big enough you can have a get together or a party. When u step outside or look out your window you see all these beautiful houses and the pretty flowers that my mom planted. It’s kind of hard to explain the feeling when I stepped into this house; it was like stepping into a mansion. I was so happy and I enjoyed the house because it was such a perfect place to be for when it got warmer. My mom and I would just sit outside our porch whenever we felt like it and we would just sit and have a nice conversation, sometimes I would read a book or listen to music outside instead of being in the house all day. Home is experienced in a multitude of ways using our senses. Impressions of our past and present homes materialize from a familiar smell, sight, feeling, taste or sound. We all live in a multi-sensory environment, where we can use one or more of our senses on a daily basis to absorb our surroundings. However, it is easily arguable that although each sense can conjure up a memory, or imprint a grasp of where we live or lived, certain senses are stronger with the recollection or the feelings we have of our home. If we live in the same home as other people, some of us will associate a certain smell to the home, while others will not; or a sound, etc., that I would not associate with that home. Interior Decorators such as Elsie de Wolfe, Eleanor McMillen Brown, and Dorothy Draper helped to pave the way for the Interior Design profession today. Their influential decisions to stray away from the Victorian style of design helped guide both the interior decorating profession, as well as architects who no longer wanted to design in the bulky and cluttered Victorian Style. Elsie de Wolfe designed during the Victorian movement, however “had adopted the 1890’s preference for Neoclassicism” (Smith, 22). An example of this would be someone who is not used to having nice things and when they go out on vacation it’s something as simple as a nice hotel suite to take away the stress that life can sometimes give to a person. But on the other hand a person that already lives in a nice big house with new things may not appreciate the capacity of a nice hotel suite because they already get that on a daily basis.
