Developing and designing a mixed-use hotel property represents a certain legal and business challenge for the developers, owners and the operators since it combines several different venues into the same property. Likewise requires great sum of attention toward the operation and the management of the project. Several governmental and legal characteristics need to be considered, particularly if the mixed-use hotel is located in Vietnam; on the beach of Da Nang.
“Galactica”, an international hotel management company is about to develop a mixed-use hotel project on the Beach of Da Nang, Vietnam, by forming a joint venture with Da Nang Development Company, a corporation owned by the Vietnamese Government.
The mixed-use hotel developed in Vietnam will include a 500-room hotel, including 200-room hotel condominium units with amenities of a destination spa, three swimming pools, tennis courts, a golf course and access to the beach and marina; furthermore 200 whole ownership residential condominium units and finally 100 club units. The entire project, including the amenities, the residential units and the club units, would be branded Galactica.
(1) The first step of designing the mixed-property is the situation of the lobby. The safety and security of the guests is extremely important, thus all the common places should be equipped with security cameras as well as a 24-hour security service should be available on site. A common lobby would be placed on the entrance level that would provide the 24/7 security control, however separate elevator would go to the residential and club units and another one to the hotel rooms and hotel condo units. One of the government’s main objectives is to improve Vietnam, raise more money and to attract more investors that will not just attract more tourists and improve the infrastructure, but will also bring foreign currency to the country. And since Galactica has formed a Joint Venture with Da Nang Development Company that is a real estate corporation owned by the Vietnamese Government, it can be assumed that Galactica will maintain a good relationship with the Government.
The thinking in Asia is based on short-term; no one think 50 years ahead, but assuming that the mixed-use hotel project will be a success for Galactica, likewise will it be advantageous to Vietnam, especially to the Vietnamese Government, it can be supposed that Galactica can renew the lease term for another 20 years minimum.
