The physical side and the financial side have to work in a open exchange of information. The synergy of this project before it ever starts construction must come from the cooperation and adjustments made by both sides to create the best development. The physical side must take into account several things with the environmental sector. How can this site be used? What amenities or attractions can I draw from the existing environment? How can I improve the existing environment to create a more valuable development? The urban linkage must take into consideration how they are going to create their link to the surrounding environment and/or city.

Just as the old techniques and building materials seem to disappear in the assembly of things, they are now making a come back. Green building focuses on the efficiency of major resources like water and energy. As the cost for sustainable materials and products are on the decline, building green seems to be the most cost effective kind of design and construction. Looking specifically at green materials and their impact on the production of structures, it is evident that they are a prime choice for building material. The use of green materials should be promoted because they are better for the environment, more healthful for the consumer, and better for the economy.

Market participants include developers (contractors, engineers, and so on), facilitators (mortgage companies, real estate brokers, banks, management agents and so on), owners, renters (leasers) and renovators (Seldin & Richard 1985). Like other economic markets, real estate markets have internal and external forces that impact the market (Seldin & Richard 1985). Demand and supply forces have the major impact on the industry as they determine growth or decline in the market (Seldin & Richard 1985).
