Buying agricultural land in India
Preface
Investment in real estate has always been a lucrative avenue for investors who want to see their money grow manifold. But off late with recent stagnation in the real estate prices there has been a negative effect in the real estate market of traditional property such as Apartments, Offices etc.
In this scenario one area which is seeing a gradual demand is agricultural lands. According to expert agricultural land has always been user friendly and not to costly medium of investing in real estate. On top of that you have various benefits such as various tax exemptions making it even more sensible option to put your money in at any given point of time. Although agricultural lands are a hot property these days but investor should take care of various policies and other issues involved with these properties as buying an agricultural land is a little different than buying a traditional property.
What qualifies a land to be an Agricultural Land
To put in simple term an Agriculture land is a land on which agriculture is practiced i.e. land on which production of food happens for consumption of human being or animals or for purposes of fuel (such as wood) and pharmaceuticals (medicinal plants). According to world bank, in 2011 there was 60.47% land which was termed as agriculture land, hence there is lot of opportunities available to buy an agricultural land from people who already own it or want to sell it
Types of Agricultural Land
Generally there are two type of agricultural land in India
• Wet Land (Cultivable land)- Wet lands are for cultivation only
• Dry Land (Non-Cultivable land)- Dry land is mostly rocky soil and is not suitable for cultivation.

• Confirm & verify that the ownership of land so purchased is transferred in Record of Land Rights or 7/12 extract (if applicable) & mutation entries are recorded in 6/12 (if applicable) extract in your favour.
• Do not construct farmhouse without permission.Use the land for the purposes mentioned herein above.
• Collect / Obtain KHATE BOOK-LET from Talathi & get it updated every year.
• Obtain fresh Record of Land Rights extract every six-months/year & check encumbrances if any.
• Pay agricultural land revenue to the Talathi concern every year and obtain receipt of payment thereof.
• Visit/stay on the site at least once a month and monitor the progress, and improvement of cultivation.
