The Importance of Market Research
This paper will examine the steps of Marketing Research and the role that it plays in the marketing mix of product, place, price and promotion. The marketing mix is guided by marketing strategy made up of factors that are under company control and collected into four groups of variables known as the four P’s: product, place, price, and promotion (Kerin, R.A., Hartley, S.W., Berkowitz, E.N., & Rudelius, W., 2009). The organization selected for this examination will be the current company with which I am employed, Apartment Management Consultants (AMC).
AMC
AMC is a fairly new full service property/asset management company, established in 2000. The company has already become a premiere apartment management company. AMC has an owner friendly management structure with a focus on maximized earnings of the client’s real estate investment. Individual attention is given to each property with a thorough analysis, a variety of resources to yield high returns, and comprehensive property management skills. AMC has over 200 management properties in 10 states and large number of partnership value to offer their clients (About Us: AMC, 2011.).
AMC is structured to operate in a long-term capacity and can operate as a buffer between management and ownership. We can provide monthly reports to our clients consisting of; monthly financial statement review (providing trend reports of any fluctuation in performance), impartial market reviews, physical condition reports (providing pictures and descriptions of any deferred maintenance items), capital improvements (tracking owner or lender mandated repairs), quarterly resident surveys, and an overall monthly summary of operations. AMC uses marketing research daily to determine traffic, advertising, expiring leases, maintenance, spending, and bank deposits. Marketing research is an important process that gives AMC, and the owner’s, a real-time view of the progress that is made at any given property. The information that is received can be analyzed and proper adjustments can be made in order to help management and business successful.

The company first needs to collect demographic and geographic information relevant to potential store location choices in order to segment its market. It is extremely important that the marketing team gather thorough information in order to ensure they are focusing efforts in areas where the company’s products will be best received. Operating in a competitive industry, Sperry/MacLennan Architects and Planners has realized that to be successful, maximize profits and market share, and survive for the long term, it has to incorporate market research in its business practices. The company values its core principles and understands that to stay competitive, it is important to understand the environment, the market, and its clientele to succeed. Gaining understanding of its market helps the company reach their sales goals, business objectives, build their brand, and ultimately customer loyalty.
This paper will describe the four elements of the marketing mix (product, place, price, promotion). In addition, it will describe how each element is implemented within a specific organization and how the four elements relate to that organizations marketing strategy. The company used in this example is both a product and service driven company and is in business for profit.
After analyzing CVS/Caremark’s annual report, I conclude that CVS has many items. However, more specifically, CVS holds a considerable amount of land that many buildings exist upon. These buildings of course require improvements to continue operation in not only the retail sector, rather the delivery of many medications through the mail. These all require buildings to store the vast amount of items that CVS possesses. Other items include equipment and fixtures, software and leasehold improvements.
There are four key factors in the marketing mix, which includes product, place, promotion and price (Worth). Product, which includes tangible and intangible qualities, is the simplest factor and plays a fundamental role in the marketing mix. Secondly, place, is also a significant variable in the marketing mix because the convenience of the location decides the popularity of the product. Thirdly, promotion influences the visibility of the product. Through advertisements, brochures, and other efforts, promotion helps to raise the public’s awareness on the product. Marketing research can be defined as the “planning, collection, and analysis of data relevant to marketing decision making and the communication of the results of this analysis to management” (McDaniel & Gates, 2006, p. 7). H&R Block uses marketing research to find how well their customers enjoy their services and how they can acquire more clients. They use marketing research to find out how much their competitors are saving their clients from their tax returns and then compare the statistics. H&R Block then presents that data to future clients by promoting through television advertisements and local, face-to-face interaction, specifically during tax season. H&R Block has conducted marketing research in the South Austin, Texas area and found that a large demographic is Hispanic. The company later developed marketing campaigns that would cater to a new Spanish speaking cliental.
From humble beginnings in 1901 to current day, Harley-Davidson strives to build and provide not only a mode of transportation but also a lifestyle. According to Harley-Davidson (2001-2011), the company mission reads “We ride with our customers and apply this deep connection in every market we serve to create superior value for all of our stakeholders” (Company, para. 2). The company always has not experienced the success they are realizing today and no one knows what challenges tomorrow can bring.
