Preface
Investment in real estate has always been a lucrative avenue for investors who want to see their money grow manifold. But off late with recent stagnation in the real estate prices there has been a negative effect in the real estate market of traditional property such as Apartments, Offices etc.
In this scenario one area which is seeing a gradual demand is agricultural lands. According to expert agricultural land has always been user friendly and not to costly medium of investing in real estate. On top of that you have various benefits such as various tax exemptions making it even more sensible option to put your money in at any given point of time. Although agricultural lands are a hot property these days but investor should take care of various policies and other issues involved with these properties as buying an agricultural land is a little different than buying a traditional property.
What qualifies a land to be an Agricultural Land
To put in simple term an Agriculture land is a land on which agriculture is practiced i.e. land on which production of food happens for consumption of human being or animals or for purposes of fuel (such as wood) and pharmaceuticals (medicinal plants). According to world bank, in 2011 there was 60.47% land which was termed as agriculture land, hence there is lot of opportunities available to buy an agricultural land from people who already own it or want to sell it

• Wet Land (Cultivable land)- Wet lands are for cultivation only

• Collect / Obtain KHATE BOOK-LET from Talathi & get it updated every year.
• Obtain fresh Record of Land Rights extract every six-months/year & check encumbrances if any.
• Pay agricultural land revenue to the Talathi concern every year and obtain receipt of payment thereof.
• Visit/stay on the site at least once a month and monitor the progress, and improvement of cultivation.

The world can be divided into the less developed countries, where the output of the farm is used on or near the farm where it is produced, and the more developed countries, where the farmer sells the crops and livestock. There are some major differences between what we do in the United States and what others do in other countries concerning agriculture. As one can see, agriculture is a very important way of life for many different people all over the world. The uses of agriculture are very different throughout the world considering whether the country is more or less developed.

There are two forms of the land registration system; unregistered and registered land. There are four rules that apply to unregistered land in order to protect the rights of sellers and buyers. When land is unregistered all prior legal interests will automatically bind the new owner of the land; this is because The Charges Act 1972 contains a list of burdens on unregistered land requiring protection of the land by entry in to the land charges register. If the land is subject to a trust then the buyer need not worry about any beneficiaries for when the buyer pays the trustees the beneficiaries interests become detached from the land and the money. Due to the Land Registration Act 2002 all unregistered land at the point of sale is required to be registered now.

Each product (house) is unique in terms of buildings, location, and financing thus market has heterogeneous products (Acton et al 1999). Transaction costs are high and the process is usually long. Though there are mobile homes, but the land underneath is till immobile, real estate is an immovable asset (Acton et al 1999).
Generally, technological change in agriculture can be categorized as labor-intensive and capital-intensive system or it can be yield-increasing with affecting labour or capital intensity. Therefore, the impact of technological change in these directions become more complex and would have positive or negative impact depending on how much the agent is constrained in respective resources, to what extent market is imperfect to balance resource constraints, and what other institutional factors influences the movement of resource from intensive and extensive agricultural margins (Angelsen & Kaimowitz, 2001). Market or policies that increase output price or reduce input cost also found to have a contrary or minor impact in reducing crop land expansion. On one hand, profitability of agriculture could encourage farmer to use improved input and increase yield or it could create incentive to clear forest for additional production. Thus, the outcome depends on the availability of labour and land. Technological improvements and productivity gains potentially also make the agricultural activity more profitable and thus more attractive, resulting in an increase in total agricultural land rather than a reduction (Lambin & Meyfroidt, 2011) contrary to most of the theoretical assumptions. An increase in input price could have both effects on one hand, reduce the profitability of agriculture and hence, the area allocated to farming. On the other hand, farmers could replace fertilizer with other input, land, through expansion. Besides, access to credit or lower interest rate for capital also found to have resulted in expansion of land through relaxing farmers’ capital constraints.
